Once designs are approved, construction can begin either via Keep Modular (MMC), or Keep Construction (Traditional).

Design, coordination and documentation are undertaken with factory construction and installation in mind from the outset.

Design & Approvals

Every project starts with a conversation. We discuss your site, goals, budget and timing, and whether modular is the right approach. Where helpful, this may include a factory visit to better understand the process and product.

Initial Enquiry & Factory Visit

We assess planning controls, site constraints and modular suitability to confirm what’s achievable. This stage provides early clarity around scope, cost and planning pathway before moving into detailed design.

Feasibility

Every project starts with an initial enquiry and an introductory call or email. We take the time to understand your vision and assess compatibility across location, typology, scale and goals. If aligned, we outline the next steps — including a detailed lead brief and an invitation to visit our factory.
Get in Touch
The feasibility stage tests the project brief against the constraints of the site. This includes assessing planning controls, construction methodology and delivery options to determine the most appropriate pathway — modular, conventional construction via KEEP Constructions, or a hybrid approach.

At the conclusion of this stage, clients receive:
  • Site Visit
  • A feasibility report
  • A build proposal with a detailed pre-contract estimate
  • An initial design concept and massing
  • Standard selection inclusions

Feasibility provides the technical and commercial clarity required to proceed into design development, whether continuing with KEEP or adapting an externally prepared design.
Each modular project is developed specifically for off-site construction.
Layouts, structure, services and detailing are resolved against transport, cranage and installation requirements. This early coordination reduces late-stage changes and allows key aspects of the building to be tested well before construction begins.

At this stage, we focus on:
  • Module sizing and configuration
  • Structural alignment with existing or proposed buildings
  • Service coordination and access
  • Material build-ups and critical junctions

Once the design is agreed upon, our in-house design team lodges the relevant planning application through the predetermined approval pathway.
Once documentation is finalised, construction takes place within our Croydon factory.

Factory manufacture allows for:
  • Consistent build quality
  • Controlled working conditions
  • Reduced weather delays
  • Improved workmanship and tolerances

Progress is monitored throughout, and stakeholders may review the build prior to delivery. Site works are undertaken concurrently with module manufacture, significantly reducing the overall program once modules are delivered.
Completed modules are transported to site and installed using pre-planned cranage and sequencing.

Because the building is largely completed off site, installation occurs over a short, defined period — minimising disruption to neighbours, site access requirements and on-site works.
Following installation, final connections, inspections and certification are completed. Projects are delivered through to handover with a clear scope, defined responsibilities and reduced uncertainty around timeframes.

Modular construction is not a one-size-fits-all approach.
Where modular provides clear benefits — such as reduced site disruption, improved certainty or better control over complex detailing — it is pursued. Where conventional construction is more appropriate, projects transition into delivery through KEEP Constructions, applying the same integrated thinking and coordination.
